Central Bangalore is the established core — the oldest planned neighbourhoods, the shortest commutes, and very little open land. Most of what trades here is resale or redevelopment rather than a new launch.
What defines this part of the city
This is the part of the city built out decades ago, largely inside the original municipal limits. Plots are held long-term, supply is thin, and a lot of activity is older houses being replaced by small apartment blocks.
Because the stock is old, the building itself matters as much as the paperwork: age, structural condition, whether the society is well run, and whether earlier ownership transfers were done cleanly.
Two metro lines run through or near the centre, so connectivity is rarely the issue. Parking, floor-plate size, and how a redevelopment was approved are the more common questions.

- For a redeveloped building, check the approved plan, the completion or occupancy certificate, and that extra floors were sanctioned.
- Commission an independent check of the building’s age and structural condition.
- Confirm the khata is A-khata and property tax is paid up to date.
- Ask how the owners’ association is run and whether any dues or disputes are outstanding.
